Major Northbridge Site Sold Off-Market to Global Entertainment Leader

Burgess Rawson is proud to confirm the off-market sale and settlement of 77 Francis Street, Northbridge, a landmark transaction marking global entertainment group Live Nation’s first property purchase in Western Australia.

Sold for $9.65 million plus GST to Indian Ocean Venue Management (a subsidiary of Live Nation Entertainment Inc), the 2,292 sqm high-truss warehouse was formerly owned by the founding family behind European Foods Wholesalers. The site will be transformed into the Northbridge Music Hall, a purpose-built venue for live music, comedy and theatre.

The venue will retain the existing structure and feature two performance spaces, including a 3,000-capacity main room and a 600-capacity club. Inspired by Brisbane’s Fortitude Music Hall, the project is fully funded by Live Nation and expected to open in summer 2026–27, with over 120 shows planned in its first year.

Burgess Rawson agent Luke Randazzo, who brokered the sale, said:
“This venue fills a long-standing gap in Perth’s entertainment market. Warehouses of this scale and location are extremely rare, and we’re excited to see this iconic site brought back to life.”

This transaction reflects the strength of Perth’s inner-city commercial property market and the growing interest from global investors in Western Australia’s cultural and entertainment future.
